I have more great tips today from Bryan Wittenmyer.  He offers a great checklist to add value to your rentals.  In a market like this we are snapping up rentals as fast as we can get them.  Things are cheap, Section 8 is paying HUGE money, and since people are losing homes they are renting in record numbers.

1. Improve the landscaping
2. Cleaning–Make sure the place is spotless
3. Painting–Always adds value
4. Clean or replace the carpets
5. New Mailbox
6. Paint basement floors and walls
7. Paint water heater
8. New outlet and switch plates
9. Thicken the lawn
10. Weed and feed the lawn
11. Black coat the driveway
12. New counter tops
13. Replace shower curtain
14. Texture paint the ceilings
15. High-pressure wash deck and concrete
16. Don’t forget also to pressure wash the vinyl siding of the home (low pressure), basement walls/floors, garage floors, and even the sidewalks!
17. Add a clean and appealing “scent” to the home
18. Brass, brass, brass
19. Polyurethane hardwood floors
20. New window blinds
21. Install a new toilet seat and other bathroom doodads
22. Add throw rugs
23. Lubricate the squeaks
24. Add ceiling fans
25. Add a white picket fence
26. Clean all windows to they sparkle
27. Mulch the flowerbeds
28. Install new vinyl floors
29. Add decorative borders
30. Add a new Welcome mat
31. Replace light bulbs
32. Install NEW light fixtures
33. Replace junky bedroom doors
34. Update kitchen cabinet hardware
35. Replace front door with a WOWING front door

The cuter the rental, the faster it will rent and the more pride tenants will take in living there. I always like to pop in every now and then to make sure the property is being maintained to my standards.  We love Section 8 and use them as often as possible.
