I have more great tips today from Bryan Wittenmyer. He offers a great checklist to add value to your rentals. In a market like this we are snapping up rentals as fast as we can get them. Things are cheap, Section 8 is paying HUGE money, and since people are losing homes they are renting in record numbers.
- Improve the landscaping
- Cleaning–Make sure the place is spotless
- Painting–Always adds value
- Clean or replace the carpets
- New Mailbox
- Paint basement floors and walls
- Paint water heater
- New outlet and switch plates
- Thicken the lawn
- Weed and feed the lawn
- Black coat the driveway
- New counter tops
- Replace shower curtain
- Texture paint the ceilings
- High-pressure wash deck and concrete
- Don’t forget also to pressure wash the vinyl siding of the home (low pressure), basement walls/floors, garage floors, and even the sidewalks!
- Add a clean and appealing “scent” to the home
- Brass, brass, brass
- Polyurethane hardwood floors
- New window blinds
- Install a new toilet seat and other bathroom doodads
- Add throw rugs
- Lubricate the squeaks
- Add ceiling fans
- Add a white picket fence
- Clean all windows to they sparkle
- Mulch the flowerbeds
- Install new vinyl floors
- Add decorative borders
- Add a new Welcome mat
- Replace light bulbs
- Install NEW light fixtures
- Replace junky bedroom doors
- Update kitchen cabinet hardware
- Replace front door with a WOWING front door
The cuter the rental, the faster it will rent and the more pride tenants will take in living there. I always like to pop in every now and then to make sure the property is being maintained to my standards. We love Section 8 and use them as often as possible.
