Dwan Bent-Twyford, author of “How to Sell a House When It’s Worth Less Than The Mortgage”, offers an extremely controversial solution. Twyford tells underwater homeowners to use the banking system against itself and live rent FREE for the next two years.
Twyford suggests underwater homeowners contact their bank and ask for a HAMP modification. Twyford says, “HAMP modifications DON’T work, but take approximately six months. During the HAMP qualification time-period the homeowners don’t have to make payments.”
Once the HAMP fails, Twyford says to then ask for an “in-house modification” which also doesn’t work and can take another six months which means six more months of free living.
Having been a struggling single mom on Medicaid, Twyford personally understands the plight of the American public right now. Her thought is, “If these people can’t pay their mortgage or buy food how will they pay rent? If they can’t pay rent they will be homeless.” She suggests underwater homeowners use the system the government has put into place to “buy time” and get a chance to get back on their feet.
With 45 million families on food stamps, one in three homeowners underwater and in some stage of foreclosure, underwater homeowners are not worried about their credit any more. They are worried how they will put breakfast on the table for the kids.
Twyford goes to far as to say that after an underwater homeowner has used up the HAMP modification and the in-house modification time-period, they can file a Chapter 13 bankruptcy and stall the foreclosure for yet another year.
While Twyford is not recommending all homeowners do this, she wants them to realize that there are ways for them to buy-time to stay in their home while they job hunt and look for something cheaper to live in. Her thought is that if a homeowner can’t pay their mortgage; how will they pay rent and what will happen to the family?
Twyford has received mixed emotions about giving this sort of controversial advice. “When people are worried how they are going to feed their kids, they go into survival mode. All I am doing is suggesting a different angle to give people a chance to get back on their feet. While the president talks about rebuilding America – I look at the individual family and offer a solution that helps them TODAY.”
“With foreclosures on the rise and no end in sight someone has to step in and help these folks and that is exactly what we do”, says Twyford, “even if it is unconventional.”
