Modification Script “At the Door” or “Over the Phone (OTP)”: IF THE HOMEOWNERS ARE LATE ON THE MORTGAGE BUT NOT IN FORECLOSURE YET: Doing a modification and homeowners have all paperwork in to bank

If they are late on their mortgage but not public record yet:

Hi ________________________, my name is _____________ and I was at the courthouse the other day, and I noticed you have a pending problem with your property.  Most of the time it’s because you are 1,2,or 3 payments behind.  We specialize in helping homeowners “BUY TIME” to stay in their house.  We would like to give you is this free information packet…it explains all of the options you have when you are dealing with your mortgage company.  It has 10 Options…probably the best option you have would be a modification option # 1 or # 2.

Question 1. What have you been working on with your mortgage company?

Homeowner starts out with: “We are doing a modification”

You start with agreement:  “That’s great” Let me ask you this, have you got all of the docs to them yet?

Homeowner says:  “Yes we have it all in”

You say: Great, its time consuming getting all of that stuff together. Here’s what you will find out, most of the time you will send the stuff into the bank and they will lose it and then you will have to keep sending the stuff in over and over…you start thinking can they be this stupid. If you get approved… the bank will put you in a “Trial Modification.”
